All the information you need to join our community, on one page.
All of the residents in our community own their own homes and we want you to experience home ownership too. We only provide the lot your home is on and we only rent CERTAIN homes. All other homes are for sale. However, we do have options to help you finance the home.
If you are interested in joining our community, check out the information below. It is a guide on the requirements and steps needed.
Joining our community starts with four, non-negotiable requirements;
1- You must have a verifiable income of $1,500 per month. This is gross, before taxes, insurance, or other expenses are taken from your check. This is also ‘household income’ meaning if more than one person will live in your home, all verifiable incomes can add up to $1,500 or more, per month. We will ask for documents supporting your stated income.
2- No “Offense(s) of Violence” or drug-related convictions pending or in the last 5 years. If anyone in the household has an “Offense(s) of Violence” conviction or a drug conviction, it will come up when we do the background checks. — In addition, if at ANY time you are convicted of a Offense(s) of Violence, a drug-related conviction, or a sex-related conviction, you could be given a 30-day notice to not renew your lease.
3- No sexually related convictions or registered sex offenders. Again, the background check will pull this up.
4- No pending or past evictions in the last 5 years. County court records are checked for evictions as part of your application review.
*In addition, if you are convicted of an “offense(s) of violence”, drug-related, or sexually-related conviction during your residency in our community, you will be given a 30-day notice to move and we will not renew your lease.
If those four requirements are not an issue for you, the next step is to find a home that you like. We only rent certain homes. All other homes are for sale only. We do have financing options to help you purchase a home starting with a $1,500 non refundable fee that is credited towards the purchase of the home you choose. Once you have chosen a home the next step is to fill out an animal application.
All applicants need to fill out an animal application via a secure, third party website. We are an animal friendly community but there are restrictions and a registration process for all animal owners, including service and support animals. Don’t own an animal? You simply fill out your information confirming you do not have an animal.
Once you have filled out your animal application the next step is to fill out your Park application. All applicants 18 years old and older are required to fill out an application. We do charge $35 per application. We never accept payments in person. You can pay at Southern Hills Community Bank.

Once you have been approved the process involves confirming documents, signing a lease, paying any money owed, transferring utilities into your name, and getting the keys! The details of this process do vary and specifics will be given to you at the time of approval.
